Superb Entrep classes at GSB

This is a self praise.  No one has praised the hard work this post did at a GSB (probably contributed to high enrollment then).  Had courses in Cebu, Subic, Clark and the main campus in Makati.  This post taught for a decade plus

There was a lot of work for the students:

Topics subjects covered:

     1.  Self improvement:   speeches, self affirmation
     2.   Opportunties - scanning
     3.  Innovation
     4.  Business operations:   accounting, finance, marketing
     5.  Leadership

Individual:
    1.  Book report, videos on self affirmation
    2.  Making a 2 minute speech in class
    3.  Electronic assignments and submission
    4.  Preparing and submitting business plan
    5.  Serependity walk -  listing as many as possible business opportunities for an assigned area

Group:
    1.  Innovation (dry cooking)
    2.  Inviting an entrepreneur in class to tell stories about themselves to inspire tudents
    3.  Group report on a resto or food stall at Mercato or Makati Av.

When the management of the school decided to have grades submitted on time (that meant no time to submit a business plan) this post quit teaching.  This post believed that preparing a business plan is an essential gtaduation skill for an Entrep graduate

This class on three  occasions sponsored  talks that involved the whole GSB:    that of Dr. Belo, the head of BCDA on social entrepreneurship, and a famous motivator.   This was an entrep class project, not even that of the Management Department or the GSB

Thankfully the GSB sent me and several others to Bangkok and Seoul to advance my knowledge on the subject matter.  We attended lectures and workshop by Stanford University and Denver Colorado U.  

If this will be revived, I may teach again.

Warren Buffett is against tariff:   it is an act of war.  Tariff promotes global economic instability.   Also ultimately, the citizens in the country imposing the tariff suffer due to higher price, an indirect tax. 

Experts say this favor PHL, because many China factories are bent on relocating to the PHL

This article was lifted from FB.  This jives very well with Michael Gerber's book   E myth that employees, technicians cant be business owners/or enterpreneurs.


This article tells us that being focussed on technicalities of agriculture:   ph of soil, irrigation, crop scheduling does not make you an agripreneur nor a businessman.   A real agriprineur focuses on cash flow, customers, work scheduling, what sells and what does not sell. In our experience, we depend too much on govt for crop product production, but no one bothered about marketing and then we blame the govt.

You don’t need more agricultural knowledge. You need business knowledge.

Read books on sales, operations, marketing, cashflow, and leadership.

Learn how to negotiate, systemize, and scale.

Understand branding and customer psychology.

Master logistics and supplier networks.

Use tech to automate, track, and grow your enterprise.

That’s how you turn chickens into cash flow.
That’s how you turn cabbages into capital.
That’s how you stop working for the land and make the land work for you.

Understanding compounding

Understand the stages of compounding.  

Now this post appreciates this.    This post requested a lot as fee for handling a project  Three lots worth P300.00 per square meter with total area of 1100 or P3.3 m.  Now the price of lot is  P8,000 per sm at least.  Now the value is about P9M  (is it just a result of inflation?   No I dont think so).   Prices of lots are going up because of forthcoming MRT 4 by 2028.

More business opportunities - bamboo

Bamboo grows in abundance anywhere in the Philippines It requires little care and grows at an outstanding rate (even at 4 ft per day)   A Norwegian scientist remarked that bamboo can save the earth

What are commercial application of bamboo:

1.  Food -  labong (sold in China and Philippines as fresh, canned or dried.  Plenty of health benefits
2.   Textile  -  softer than cotton can be used for T shirts, blankets, towels
3.  Paper and packaging material
4.  House construction
5.  Decors
6.  Deckings and flooring
7.  Scaffolding and construction use
8.  Carbon trading.   It is seen as a way out of carbon dioxide build up.   A hectare can reduce CO2 by as much as 2,000 tons per year per hectare;   an equivalent of CO2 exhaust by a jet plane on trans atlantic voyage.   Carbon credits can be traded and sold as compliance by polluting industries.   

Bamboo is seen as replacement for timber which takes 50 to 100 years to mature.  Bamboo matures in 3 years.   

Lets grow rich in bamboo?!  There are association of bamboo growers at Mindanao.  Former Sec of Agriculture Manny Pinol is active in this.

This post has seen a series of posts on business opportunities and techniques:   say sweets baking, resto, water supply busoiness that would seem to impress many people to enter and invest in such business.  However nothing can be further from the truth.  There needs to be two other masteries in addition to the enterprise:   Mastery of Self, and Mastery of Opportunities.

This post and the academe believe that Mastery of the Self is the ground on which sound enterpreneurship is based   You must want and be passionate about the business.

As Toyoda said about Toyota, it is not a business born out of business plan but a business "born in our hearts.  "

Too good to be true? Another liquid gold, more expensive than gold? Who are the majority of plantation partners? Which profession? 

Answer: lawyers

New business models and opportunities - farm lots with high income potential with high value crops

Our initial response to the Laguna agri properties were no deal.   (As we have focussed on memorial business and subdivision.  We thought of farm lots which are currently  selling between P2,000 to 3,000.

Our attention was caught by the high value tree farming espoused by Ben Mead an Australian who established Iba Botanicals, and UAP (United Agar Philippines ) and Dr. Ephraim  Cercado of San Joe DelMonte.  -  mostly videos at YT.   A top grade Agar wood in the wild can be sold for as high as $100,000 (P5 to 6m)  Dr. Ephraim claims a 1 hectare of Agar plantation (plenty of caveats of course)
can earn as much as P40.000,000 after 5 years.  

Why  not incorporate the high value tree and crop farming to the farm plots business concept:

         MVP -   earn both on your lot purchase and income from high value crops    agar, ylang ylang,
                        vanilla.   Doble kita

Product:      farm lots

    Features:

    1.  Commercial for rent in front:   coffee shops, pasalubong, fruit stands in front, (even beer house)

    2.  Resort (upgrade what is there)

    3.  HIgh end residential at summit

   4.  Farm lots with cuts of 500 and 1,000 sm

        P2,500 without trees    P3,000 with high value trees

   5.  Tree farming:

        1 tree @  10 sm   thus 500 =   50 trees,   1,000 sm =  1,000 trees

       Income potential   50 trees x 40.    200M, 100 trees =  400 m

This post visited his uncle who was reported to have 200 hectares taken over by illegal settlers.  He was not able to meddle in this because he has mangkin who is a Board Member.   We can connect throught his Mangkin with Ben Mead,   And lift up living conditions of the illegal settlers by having a growing contract with the settlers.

3 Business Opportunity Scanning last May 1, 2025 Labor Day

This post had 3 business opportunity tripping/scanning to Laguna last Thursday, May 1, 2025.  While labor was celebrating its efforts, we were trying to find ways to provide jobs to laborers

1.  Laguna   a 6 hectare project planted to fruit trees, overlooking the Laguna Lake.  For possible hospitality business  However it is 5 km from the Rapids a tourist attraction.    There is source of water.  However the site is far away from the market.  Nothing in mind for our line of business.

2.  Laguna a 33 hectare, elevated.   near the recently completed water filtration plant of Manila Water. For possible quarry and socialized housing for big developers.  There was an exisitng purchaser who forfetited or bounced check for P5M and unable to deliver.

    We discussed last Saturday for options
     1.  Quarrying - doubtful as there are no civil works nearby
     2.  Social housing - still looking 

    Rizal, aa 1.3 project owned by an Auntie.   There is existing CTS (dapat EJ with sale) and not all parties have signed.   Will make some money if the buyer gives up.  

3.  A 2.4 hectare project near our existing project.   Talked to the persons brokering the deal:   a govt official, and the secretary of the seller.   They wanted a sale.  We are not in a position to buy.  A JV perhaps.  We are in the middle of two large construction project with over 9 digits in amount.  
     It would be advantageous to the owner of the property to go into JV:
     1.  He would save paperwork in licnese;
     2.  He would be able to ride on our expertise
     3.   As it is jv, the owner would get more from his asking price
     4.   He does not seem to have expertise as his plans roads are of the wrong width - not according to  standards.
     5.  He can focus on his business which is LPG.   

Only 3 is feasibile It would give us inventory of 6,000 and sale of about  600M, substantial returns for both parties.  I hope we can get this one

It takes more than MBA degree nor decades of experience to develop a business leader

We should really do much of what do you recommend, what is your solution to the problem.   MBA is not enough,  Even business coaching.    Maybe the protege should experience more of experience:   having failures as teacher, and training them, leaving them alone to make decision.

A good technician:   project engineer, or marketing expert does not make a good CEO or business leader.  Even decades of being on the job.  A good CEO needs to:

    1.  See both the forest and the trees
    2.  Make courageous decision even if it hurts others;
    3   Expend extra ordinary effort and passion on the venture
    4.  Be forceful at times.

Sometimes you see them to be soft, and not very observant.  They fail to see redflags early nor do they recognize opportunities early.  And get distracted easily by current events, FB posts or criticism of others

How do you create value? Why are there value added taxes?

Perhaps our understanding of value and wealth creation are vague, at the basic principle level.  All that we understand is value =  PHP = cash.

Entrepreneurs create value.  Innovation is raising value from lower level to a higher level.  So when a rund won property earns P5,000 a month, and renovation makes it earn P100,000 a month that is creating value

Value is created when a product or system meets or satisfy a need.  When what pisses of the customer is solved.  When the pain point of the customer is removed.  What the provider demands as a compensation, and what the customer can afford is the transactional value.    So how do you charge for  a knee operation:   P5,000, P50,000, P100,000 or P200,000.  

It is to be unerstood that when we reveal as a salesperson how a prdouct service or system lessens pain, makes the customer gain, then the saless person create value.  The sales presentation, the sales letter, the ad creates value.  The creation of sense of need and urgency, (scarcity) adds value to the product, service or system

What you invest in yourself ;   the skills knowledge, the solution learned create value.   It is the real wealth.

This follows Peter Thiel truism  -  from zero to one.  Having something from nothing. Pure entrepreneurship.   

But this one required money.  The guy a contractor to whom the deal was passed on two is being egged to move up from being a techie man to be a businessman.  

The team encountered many problems:    1. failed financiang in the beginning  2.  failed financing the second time,   3.  selfish team members. and who are irresponsible -  they failed to deliver their promise of financing twice, and yet made sure that they got their written commitments for packaging fee.  

But finally the deal was done and lately what we heard is that the new CEO is getting  an inquirty for 5 to 20 million investment.   Because of the signed deal.  It is now bankable

I hope he gets this.    

But they have just begun:

1.  Gather docs
2.  Secu re approval from LGU, from NIA, DAR
3.  Condcut pre marketing activities.  
4.  Generate funds
5.  Get plans SDP leaflets, marketing collaterals ready.
6.  Secure ROW docs
7.  Commence some site development

Free posts helped others start a business, and even their teaching career

This post shared freely ppts on entrepreneurship via slideshare.  He also had posts about his particular business. While in travel abroad, he encountered some tourists.  One of them was a professor at a State University.  After getting to know, he said that he used some of my ppt in his class.  That was great to be a reference.   When I reviewed some of the most important ppt on entrepreneurship, many of them had thousands of view world wide.

And then I learned that a boss in a memorial park project in Southern Luzon in a recruitment interview,  relied on my post about making a business plan for this business. Isnt that great.  

For both cases, this post did not get paid.   However, Dan Millert, said that you shouldl give some of your best work, ideas for free   You should help others get free.  However, for coaching, workshop, ftf seminars, you should get paid as much $10,000 per day.  (Some I know charge $2,000 per day)

For Go Negosyo, for caravans, and even one on one mentoring, they were pro bono.  

I had planted the seeds of prosperity

Entrepreneurship from Sir Richard Branson

He is an Englishman and knighted for his business contribution and entrepreneurship,  He is behind the Vigin brand and competitor of Elon Musk in space travel with his Vigin Galactica.

He was interviewed by Simon Squip on entrepreneurship on how he built million dollar companies.   He simplified this and did not put hte arduous how.

He has five steps.

1.  Find the problem and the solution
2.  Have a team
3.  Build the product and solution
4.  Get the cash upfront
5.  Take risk,.

There is no mention of VC, borrowing the first second round etc, bank loan   

The # 4 I hink is the linch pin.  Like getting dp or full payment for the product.  Ad scontractors for the software house, and projects often do  Which the scammers do.   Like cash out  I cash out muna, padating na yong pera and then disappears.   If the scammers can do, and you are legit you can do this.

We had done on numerous projects.  No money but plenty of ideas.  We built many projects two dozen plus using #4.   We could also do this on a project that stalled.

Value is not equal to price

Prospects often reject your offer because of price.   And sometimes becomes sore spot of the sales negotiation and the sale may be stalled.   " You are way too high"  But price is not equal to value

How to neutralize:

1.  You are the value to the transaction:    your voice your prsentation, your character, the trust of the 
      prospect in you.  

2.  You create the value in your presentation as you uncover the benefits of the product or service to the
     prospect.

     You create the value by:
     1.  Highlighting the need, the match up between the product benefits and prospect need.
     2.  Creating the sense of urgency:
          1.  The prospect's loss in case he/she does not buy
          2.  The product is of choice location
      3.  Create urgency.  
          1.  A one time promo
          2.  You have limited time and lot of ground to cover

3.  Thus defer, deflect defuse the need for price revelation in the beginning.  Do it at later part of presentation

Continuity products/services

What are continuity products?  Like the program /software updates, the maintenance agreement for hardware and software, extended warranty.  Most of the time they are not utilized and forgotten

I mised this and we may have lost many revenues.  Continuity products may be from 10-30% of your total revenues  We have only one.

But it could be extended to:

1.  Ground maintenance
2.  Heritage and legacy
3.  Prepaid service

We all ready encouraged our staff to work this out and include in the 2025 plans.

I am commanding them not for me but for their future generation.
