Ease of doing business - legalities are obstacles to business progress

Every generation needs a revolution - an entrepreneurial revolution

Much has been said about ease of doing business in the Philippines and our country ranks low in this department.   For example, the growth area of the country, renewable energy, the complaint still is the number of signatures needed to start a project.    And directives from the very top is to facilitate govt 
approvals.  

It is more than that.  The slow judiciary or byzantine decisions of the court has not made things easier for businesses.   In our case,  our greatest challenge is how to get past a case involving a fake title which the court upheld to be true and now we cant get titles (which are required in most govt agencies)  because the title holders are embroiled again in ownership claims:     One entity claims it has right over the property the title being in its name; the original owner said there was a deed of exchange for which it has not received anything for which the latter has filed an adverse claim.

Now third party developers cant get a handle on whom to settle with.

And the delays persist.   No investment, No development  No progress.  

Providing tips to an old realtor has not produced results - entrepreneurship, is it the key?

Somebody requested me to advise him, and so far it has been pro bono regarding the business we are engaged in.  And I said yes.

So far, he has indicated he has been negotiating for 4 sites all ready and has not progressed much.

      1.  1 untitled in his hometown.  7 hectares
      2.  1 titled adjacent to the to the site number 1 - titled 15 hectares
      3   1.titled  to the eastern side of the town, adjacent to next town 3 hectares
      4.   Untitled part of an estate, at the Eastern part of the province  7 hectare

While my timeline for the project is anytime this year and I am readying the operations, marketing, and financial plans, nothing from his end, ie producing the land has not prospered.  He keeps on changing his tack and probably he will not get anywhere.  

Since he has no Php I have emphasized on selling and negotiating skills and emphasizing long term benefits for the land owner, which we did as we built up our business long time ago.

What can be done to change his trajectory in business development?

Number 1 University

Every generation needs a revolution - an entrepreneurial revolution

This post has been away from the academe at GSB for nearly a decade on account of traffic difference in teaching methodology, and my age.   

Most of my contemporaries have also retired, transferred to other institutions, and became bosses in their own right.  We were such a great team, but disbanded due to death of the dean, change of the VP for the Professional schools.

However, one thing worth noting now, despite the loss is the high ranking of the university among Philippine counterparts, and elsewhere in Asia.
