Is offering a real estate to a religious minority a sound business?

An acquaintance was toying with the idea of offering a real estate project to a religious minority so that they do not go home anymore to their provincial home to satisfy this need.   His advantage will be that he will have a tax free income and exemption from a license from govt agency if he ties up with the group.

However the provincial population here of the minority is only 17,000.   For entire MM it is 105,000.
Will this target market be enough for his venture if  he has 13,000 inventory.  Can they afford his price of P50,000.?

Shall he push through with his project?

Possible business, business deal in an island province

A business colleague was kind enough to visit us today and meet up in Makati, as she pursues her duties as an officer of financial institution.  This is going to be part of her vision to provide mansions as mentioned in John 14 - 2:3.

It is going to be near an existing business, 4.4 hectares in area.  But its going to cost us in the high 4 numbers but we can get high selling price, the inventory being in such short supply in the area.  The area is only 5 km from the main city proper, and the airport.  

Its going to be positioned as a high end market (for the GE market) more luxurious more defined features.  

The only obstacle to the projects are:    1.  salability  - can we sell at P100K in 4 to 5 years. 2. can we have funds to cover the good 9 numbers selling price  (albeit small dp, 4 years qtrly payment.

Good luck to us.  Fortunately it rained hard as I was going home.

1.  One is about legalities.   We need to have the property titled to get LTS from a govt agency   We all ready got the nod of local LGU exec.  But it would not be so because the titling needs to have an approval of two to three entities who have big time claim on untitled properties.  If there are 3, the expenses would be huge.  There is a way to go around it by having proxies, but its risky.

2.  The other one concerns the lack of maturity on the part of the future business partners.  They showed their inability to be on long term mature relationship (as we are experiencing right now)   They are impetuous impulsive and uncontrolled mouths   Our board does not want to do business with them.
