I went on a business trip yesterday to a major crossroad city in Region 1. The city has progressed so much.
I met 3 groups of people for possible business ventures/assistance.
1. A memorial park in a neighboring progressive town. It is a 2 to 3 hectare in town whose name starts with V. he welcomes a JV proposal
2. Take over, purchase of a memorial park in a town. It is 2 hectare and he benchmarks Holy Gardens San Carlos; average selling price is 30t per plot.
He was amazed at our presentation ie for the 11 memorial parks and equal number of residential subdivision we have developed
Commercial complexes.
Property M
It is located some 200 meters away from the city boundary and right now they have a chicken fine dining company which leases a portion of the 2 hectare property. It stands opposite a 3 level school. The school enrollment though is not that high lately. The property owner wants a mixed use development: commercial and residential. A 50 sm townhouse sells at the city for P3 million.
A very strong compelling business concept is needed here; I am thinking of Mandurriao type of development: night spots, restaurants, entertainment center catering to the young so that it will draw large traffic. A fun and entertainment center with housing component Let us call this "Outskirts fun center" (Huh?!)
The business assistant proposes a Pogo type of resort development in Vietnam Let us see that
Property K:
This is a 1 hectare property measuring estimated 50 meters x 200 meters now being occupied by a computer shop, and a chicken fast food (the imported brand). Right across is are Jollibee and 711 They occupy about 1,000 sm of the total property. The rest of the property is being used for ferya temporarily It is besides a flowing live creek. What is the challenge?
This calls for a major architectural plan. What is my idea:
1. Reserve 4,000 sm for office space and town house development
2. Develop the creek and make it a promenade type of development center of attraction (a la Esplanade in Iloilo) You might even call the place The Creek. You can have restaurants over the creek houses with a creek underneath. etc.

2. Mr. J
His real estate company bears my name and that of my mother. Jorge and Teresita Realty Corporation. However, his development which consist of about 40 to 50 sm, up and down, and sells for P1.2 each, do not seem to bear our brand of development. It is located opposite a feedmill and the vicinity smells of feedmills stuff; not very attractive for the buyers. They have sold just l7 units for the last 4 years (That is 4 units sold per year; not very inspiring!). The development looks ugly and do not bear the signature of Feng Shui typical of Chinese owner. The morning afternoon sun orientation was not followed.
A marketing plan that includes removal of the smell and making the product more attractive could be made. Thus promos, flaglets, events could be planned to speed up sales
3. The 3s Marias
They own a 4 hectare property that is outside another major city and the ladies are old, wanting to cash out their property holding. They disdain JV. However they were impressed with the number of memorial parks we are operating and have developed.
Currently, the land is water impounded due to the recent flood and rain and may not approved as memorial park. As garden park, maybe. Under study
