Complications being encountered in a deal

Every generation needs a revolution - an entrepreneurial revolution

A deal that we were into went south because the brothers did not agree and wanted sale instead of JV.  So there was a replacement.  Another 3 hectare which looked like a good site.

The other brothers whom we were dealing with heavy equipment several years back were all ready done for. The father all ready said yes.  It was a matter of shaking hands.    However they said they were waiting for a half brother who would come from the states to seal the deal.  

However his conversation veered towards sale.   To which I said to sell this untitled property would be extremely challenging because the Guido case has made titling next to  impossible.  He wants a valuaution to which no appraiser would agree to because his property has no title.    He wants me to make an offer first  but we had no documents .   Certainly not the wisest way to do business-  making an offer for real property whose boundaries, docs number you do not know?  Not even the owner?

The other brothers may be realized this is a good deal that is why they are willing.   The new entry (a half brother) was trying to get attention.  They should be thankful for such an offer

Maybe Guido just like in Maclang would buy them for P1,000 per sm.   Investors have avoided land purchase in this area because of Guido case.  God bless them.

Ever experienced having a mine salted ie that the property to be bought is really golden due to rosy picture being painted but in reality, the project is devoid of value.

"In mineral exploration, salting is the process of adding a valuable metal, especially gold or silver, to a sample from a mine to change the value of the sample with intent to deceive potential buyers of the mine".

During the negotiation for a memorial project, one of the agents presented a list of 150 supposed buyers But when the project was being marketed none of the 150 proceeded to buy and the agent is now singing a new tune.  Before he was saying that these buyers were turned back because  the ongoing negotiation.  But now a development is needed so that buyers would move. So it was just a list and this post fell for it.  Now that the agent has gotten his commission

Talk about integrity and keeping your word.   This leaves a bitter taste and bad rap for belief in what people say.

The numbers dont matter; its the integrity of the parties that count

This post could be seen as a rant and does not promote friendship but take this as an advice and as a learning experience  as a lesson:

1.  A 500 sm property which we intended to buy as part of the project was pulled from under our rug.  I dont know what went wrong.  Was our agent sleeping or did not believe a a word we were saying. Or some people lack integrity

2,   A 2,600 sm has been idle for the last 3 years and was offered for sale.   We all ready offered an x amount  a 50% dp and balance payable in 6 quarters.     They countered a 60% dp, and balance payable
monthly.   We cant advance anymore     People do not have buyers and when they do have, ask for the skies

3.   A 9,400 sm was offered in a depressed area.   The terrain is depressed too. It is an EJ property (being
owned by a deceased parent)   It can only be passed to low income buyers and needs a new entrance.  There is daw.  Just waiting if really there is a new access road to the main road.

We were invited to put a business in a major highly populated  city  in an island province, and  we together with the family went there on a BIB2 trip.  We inspected the site.    We concreted the plan to go into the  business -  we lined up the  financing and the strategy to acquire the  land needed for the project.  

However  we soon learned that a competitor asked for the  papers and requested for the  meeting with the  seller.   We bidded low having seen a creek at the middle of the land.

The competitor bought the land at a much higher price including the creek   The 5 year nego before did not move.   And now

Did our presence catalyzed the  closing of the  dormant deal?
