Still having many ideas at 62

Although all ready in my second year as a senior, having trained my mind, I am happy that for friends and business friends alike, and even in our own business, I am still able to come up with my own NU 12.  I would have easily complied with my NU 12 requirement.

For instance, in lending;

1.  bridge financing

2.  off balance sheet lending (creative financing)

3.  escrow arrangement

for the real estate:

4.  incremental development

5.  creekside;

6. tiangge mall

7. tiangge cum residential

others;

8. solar panels

9. solar panel financing

10. solar assisted air conditioner

11. SAAC financing

12. 48 vdc solar aircon

13.  heat exchanger for car aircon

NU12 #1 Molina _ Birthday greetings on pizzas

Birthday Greetings on Pizzas

One day at the office, my colleague had a birthday. This coworker of mine didn't really have a lot of budget to treat the whole office to some snacks so the plan was to treat only her close friends.
Now one of my other colleagues ordered pizza for the celebrant since he saw that there were only few variety of snacks. Now it is customary for celebrants to at least have a cake and blow candles but this particular officemate of mine didn't have any cake.
So when the pizza arrived I thought to myself that there should be a way to put greetings on pizzas!
Birthday Cakes for me are a bit overrated these days. The celebrant actually doesn't eat them all and specialty cakes are astronomically expensive now. And it's all for the sake of sending a greeting that you could also say it yourself but thought it would be better if you write it on a cake.
So I wondered what if pizza could be used as a substitute to greet someone since I believe us yuppies would prefer Pizza over Cakes because the former can make you full while the latter would just give you stomach ache if you eat too many. And besides that, cakes are full of sugar that is why diabetics are guarded in eating them. 4
While pizza is a more complete food. It has bell pepper, onions, salami, pineapple, cheese, tomato, olives, ham, bacon, in some cases there also parsley. Hence, it would have protein, calcium, vit A, B, C, fiber, etc. It is also not deep fried so the oil is only minimal.
 Pizza restaurants should recognize the fact that people buy pizzas when they celebrate something. And I think they can help hype the celebration when they put greetings on pizzas.
But how to put greetings is one question. I was thinking of putting it on the edges (crust) and by using cream cheese, they can write the greetings neatly. Another possible way is by using bell peppers as letterings for the pizza.

There should be more NU 12 class?

Dr Ed Morato and his staff usually say that it is better to have the entrep students shot down in the classroom, rather than having the student lose zillions once he implements it.

In the submission of the NU 12, I guess some students are sometimes dumbfounded that their ideas were not accepted/published.

Early in my entrep life, I got engrossed in joining the growth business then - consumer electronics.  i bought a lot of new books on consumer electronics ranging from ICs, robotics, medical electronics, radios, telephony.  I befriended a lot of engineers and technicians from Panasonic whose plant was in a nearby town.  Matsushita became a business hero.

I organized the assembly, bought materials equipment and came out with hundreds of radio.  We called the company Novateq.  I had 3 engineers working for me and a former senior design staff of National was working for me.  I had the assembly and making the product all figured out. I was too much focussed on production side.

However, I made the dumbest mistake of all:  not knowing how to sell the product.  I did not know whether the radio we made was desired by the market or the contacts at Raon.  My marketing knowledge and asset was 0.  It could have been avoided had I joined a class just like I am conducting on NU 12.  The SOB professor would criticize my ideas and shoot the wild ones down.  There was none.  I wish there was one.

I lost PHP 300,000, a large sum at that time. It was a commission for a job well done at a real estate project.  Sayang.

The university must practice what it preaches

In many of the NU 12 ideas of the students on how the school is being run, the following comes out regularly:

l.  The P200.00 fine for ids left at home.  In the age of QR codes and Iphone, this is unacceptable to many students;

2.  The toilet facilities;

3.  The parking fee (it should be free)  (Why not include in the tuition)

4.  The unreliable on line enrollment;

5.  No one intranet system in the school

I also noticed that when I complained on a physical plant item (a leaking flush as it wastes water) nothing came out of it.

The university management must practice good management because it is a school of management.

NU 12 (10) What pisses me of at AGSB

NU 12 (10) -What pisses me off at AGSB?
In my stay in AGSB, I have been satisfied with the services the school provides. Nice, clean and well-ventilated classrooms, friendly and responsible employees and service crew, and huge library that has plenty of books, that is to name a few. But there are two things that I dislike and these are the following:
v  Poor quality of print of ID card and the attachment of small sticker at the back.
Because of the poor print quality of the ID, a friend doubted its legitimacy of when she saw it. She said it was like an old ID, but actually it was new then. For a school for professionals, ID cards should be printed with high quality. The color fades away when if not inserted into an ID card holder. I think the attachment of the small sticker at the back of ID card every after enrolment, which usually runs out and difficult to detach from the paper, should not be done. I mean, no one is checking it so why place it there. Since, we are currently enrolled in a finger scan in the library, why not make update through the scanner to ensure that the student is enrolled for the present term.
v  The smoking area in front of the school
Well, we are all grown-ups and are legally allowed to smoke and drink liquors moderately. No offense meant for smokers out there, but for me, I don't get the point why is it allowed to smoke in front of the school. Personally, I don't like the smell of a lighted cigarette. I think we can't possibly set a good example to those youngsters who see students smoking. Children come with their parents to Power Plant Mall to enjoy and to bond with them. It is not impossible that smokers outside the school will be noticed as they pass by while walking or while in their cars. My suggestion is to not allow smoking within the school's vicinity. Smoking is not a good habit as well as it destroys our health so let us set a good example and be a role model to the youth. 3
