Opportunity to meet a high ranking Congress leader at my recent trip to Iloilo

Every generation needs a revolution - an entrepreneurial revolution

In my trip to Iloilo last Monday, I was informed by our friend and business partner, that representative from their place, a relative of wife was conducting a meeting at 2 - 4  pm meeting.  Pershpas by chance, I could be at their house again.by 4 to 5 pm.  She was a fmr student at MBA  Health at GSB where I formerly taught

However I overslept, and besides, it was caught of awkward.  What would that end up to?  Will I be currying favors from the congresswoman.?   Was it a lost opportunity?

We are in Luzon province and she is not representing our province.

I remember having been here twice:  once with our staff, and second with our JV partner in Oton Iloilo. The owner, Mr. Tatoy, a former fisherman was supposed to have been our guest instead of Mr. Silva, but the owner declined.  So after Buddy left, we proceeded to Arevalo. Taroy's resto is beside the sea, and occupies about a one hectare property.

We had fish:  boiled, fried, oyster, and lechon.  The class chipped roughly about P400.00 each.  I told them it is an expensive MBA to fete their professor weekly.  Thank you po.

It was earlier reported that the Chinese New Year in Iloilo featured Kim Chiu as the celebrity guest.  The people loved and adored Kim Chiu.   Terence Dad Felipe was in charge of the celebration - Task Force Chinese New Year.  He promised make the last Chinese New Year the biggest celebration, ever

As i am pondering on how to do my factors paper, i chance upon the Business Development Bank of Canada (BDC) self assessment test (as recommended by the syllabus of Prof Saguinsin).  At the onset i already have an inkling of how my entrepreneur potential would be but just the same, i read the instruction and it clearly says that i cannot answer 2 or 3 for the assessment to be effective.   So i answered it as truthfully as i could…

The Assessment Results:

Motivations - i like power or control in everything i do.  I want everything to be as what i projected it to be thus my motivation factor is more on the power.  My self-sufficiency or freedom is quite low and it would seem that i cannot on my own without some interaction.


Aptitudes - my self confidence as an entrepreneur is quite low while my determination is high, it is my lack of confidence and imagination that bring down my aptitude skills.

Attitudes - My perception to act upon one's destiny is high and it means that i could take it upon myself if i want something to succeed or not.
The result were not surprising:




I am a very pessimistic person and somehow i think you need to be the very opposite of my attitude to be a successful entrepreneur.  I always think of doomsday scenario and what if failures thus i always end up not being able to snowball the ideas.

Pam's Factors Paper - AGSB UI



Born to both Chinese Filipinos businesspersons parents, it's difficult to understand why I am not a businesswoman myself especially considering I finished a degree in no other than Management in college.
My Dad has always encouraged (if not required) us to work in a Corporate setting prior to setting up our own businesses or joining the family business after college graduation. I guess that is both a good and bad thing. It is good because according to entrepreneurs.about.com, 98% of entrepreneurs ranked prior work experience as an important factor. With over seven years of solid work experience doing both Recruitment and Marketing, I believe I easily have points in this success factor for entrepreneurs. It is a bad thing, on the other hand, because I never really found the guts to leave the secure confines of the Corporate world. I guess I still am a little too risk averse for an entrepreneur.
Another factor that is cited by the same site is lessons from failures. I believe my over seven years of work experience has granted me enough failures to learn from.
Another factor that is mentioned is luck. I believe this is something I am patiently waiting for. I have been in many serendipitous situations before; and I believe the Universe is still working on aligning the stars for my entry to the business world.
Personal and professional networks is also an important factor according to the site. I have been working on building my network in Iloilo City since I got back from four years of college in Manila. My current job allows me to do exactly just that—being in-charge of Marketing and Branding for the biggest BPO Company in Iloilo City, I have worked with vendors that I believe will be very helpful when I put up the business that I have dreamt of. Also, I have consciously made the effort to join other civic organizations to ensure that I add to my network too.
Availability of capital is also important. Over the past seven years of work, I have always made it a point to save a reasonable portion of my monthly earnings so that when the stars finally align for me, I would have the capital to fund my dream.
Ability to take risks is also another factor to successful entrepreneurship. I believe this is where I can still improve. One of the reasons I still have not put up my own business is because I am very risk averse.
Another factor is business management skills. I believe my undergraduate degree (including the experience I had from setting up our own business as part of our requirements for graduation then), my exposure to business from a very young age (my parents required us to tend our family hardware business on the weekends off from school), my MBA degree, my management of my Recruitment and Marketing team in my current job—these have equipped me with the management skills necessary to be a successful entrepreneur. I believe the same experiences have also equipped me with the market and industry knowledge needed to be successful.
However, what I consider the most important factor of being a successful entrepreneur is the heart—the passion to be an entrepreneur.
At a very young age, my Dad explained to me a small poster he had in his office of a saying—"Choose a job you love and you will never have to work a day in your life." Since then, I have struggled to live by that. I am very careful with the business I will venture into because I know that I will have to love it enough to spend countless sleepless nights and sacrifice many good, worry-less days with families and friends.  
More than anything else, I believe it is the heart that makes one truly a successful entrepreneur. 3

I had a seatmate at the PAL plane flight 931 going to Iloilo who said he was going to vacation in Iloilo.

He did not speak much because he was very much focused with his laptop ( A noted very bad practice because the laptop radiation can burn the skin and very bad for sexual/reproductive health)

As the plane was about to land, I remarked that he would not be enjoying his vacation as he could not leave the laptop behind.  And when I asked him where he worked, he said he works for Coke;  and it rang a bell because one of the students for the UI - Ateneo is a plant manager of Coke in Iloilo.  I showed him the class list which included Ramey Clavecilla, Plant Manager of Iloilo (and whose email address is at Coke)   He said that he is also taking up MBA in DLSU, is from Lipa City, and should have taken up MBA at AGSB Lipa.  He name is Willie, and he is on final stages of his MBA.  He said that in La Salle you do things for your MBA:   a thesis and a Strama (since it is PAASCU accredited)

He was with his boss, Angel and their mission was not to make Friday a pleasant day for Ramey.  True enough, Ramey replied to my SMS, that I met his tormentor at the plane, only late in the afternoon.  He was not given even time to look at his cellphone.

In the class on January 11, Ramey bore the brunt on not so friendly things about Coke:

1.  One was about an article on other household use of Coke, not as a drink;

2.  The C2 onslaught by JG, vs caught.

I apologized to Ramey in behalf of the class for the unpleasant exchanges, even from his groupmates.

Sorry, Ramey, it was not your day.

New business opportunities at a major city in Region 1


Here is an example of business opportunity seeking.  See if you can think of business opportunity;  it could be an example of serendipity walk.  It takes some kind of sagacity to see business opportunity where you only see dirt and clutter.


I went on a business trip to a major crossroad city in Region 1.  The city has progressed so much.

I met 3 groups of people for possible business ventures/assistance.

1.  Mr. A.

       1.  A memorial park in a neighboring progressive town.  It is a 2 to 3 hectare in town whose name starts with V. he welcomes a JV proposal

       2.  Take over, purchase of a memorial park in a town.  It is 2 hectare and he benchmarks Holy Gardens San Carlos;  average selling price is 30t per plot.

     He was amazed at our presentation ie for the 11 memorial parks and equal number of residential subdivision we have developed

Commercial complexes.

Property  M

     It is located some 200 meters away from the city boundary and right now they have a chicken fine dining company which leases a portion of the 2 hectare property. It stands opposite a 3 level school.  The property owner wants a mixed use development:   commercial and residential.  A 50 sm townhouse sells at the city for P3 million.

    A very strong compelling business concept is needed here;  I am thinking of Mandurriao type of development:   night spots, restaurants, entertainment center catering to the young so that it will draw large traffic.

   The business assistant proposes a Pogo type of resort development

Property K:

This is a 1 hectare property measuring estimated 50 meters x 200 meters now being occupied by a computer shop, and a chicken fast food (the imported brand). Right across is are Jollibee and 711 They occupy about 1,000 sm of the total property.  The rest of the property is being used for ferya temporarily  It is besides a flowing live creek.  What is the challenge?

     This calls for a major architectural plan.  What is my idea:

     1.  Reserve 4,000 sm for office space and town house development

     2.  Develop the creek and make it a promenade type of development center of attraction (a la Esplanade in Iloilo)  You might even call the place The Creek.  You can have restaurants over the creek houses with a creek underneath. etc.

2.  Mr. J

His real estate company bears my name and that of my mother.  Jorge and Teresita Realty Corporation.  However, his development which consist of about 40 to 50 sm, up and down, and sells for P1.2 each,  do not seem to bear our brand of development.  It is located opposite a feedmill and the vicinity smells of feedmills stuff;  not very attractive for the buyers.  They have sold just l7 units for the last 4 years  (That is 4 units sold per year;  not very inspiring!).  The development looks ugly and do not bear the signature of Feng Shui typical of Chinese owner.  The morning afternoon sun orientation was not followed.

A marketing plan that includes removal of the smell and making the product more attractive could be made.  Thus promos, flaglets, events could be planned to speed up sales

3.  The 3s Marias

They own a 4 hectare property that is outside another major city and the ladies are old, wanting to cash out their property holding.  They disdain JV.  However they were impressed with the number of memorial parks we are operating and have developed.

Currently, the land is water impounded due to the recent flood and rain and may not approved as memorial park.  As garden park, maybe.  Under study


                               This was financed by govt through Sen Drilon PDAF (?)
